Abstract

UK: Постановка проблеми. Процес урбанізації поступово зумовлює розширення меж міст за рахунок нового будівництва. Через забудову розташовані колись на околицях міст будівлі промислових підприємств поступово опинились у густо заселених районах. Таке місцерозташування стало обмежувати їх функціональну придатність. Це пов’язано зокрема з екологічними та санітарними нормами. Крім того, через зміни економічного способу виробництва багато підприємств перестали бути конкурентоспроможними. Витрачати ресурси на їх модернізацію через розташування в міській обмежувальній забудові не завжди раціонально. Тому велика частина промислових підприємств, розташованих у містах, закривається. З точки зору бізнесу, реконструкція промислових будівель зі зміною їх функціонального призначення (ревіталізація) – це ефективний інструмент управління нерухомістю, що дозволяє віднайти ефективні способи функціонування колишніх промислових підприємств шляхом залучення інвестицій. Мета статті – дослідження особливостей промислових будівель та робіт із їх реконструкції зі зміною функціонального призначення. Висновок. Інженерні комунікації та споруди технологічного й інженерного призначення підлягають частковому руйнуванню, заміні чи перенесенню. Конкретні рішення приймаються залежно від типу, призначення та технічного стану комунікацій чи споруд. Зважаючи на специфіку виконання робіт зі знесення чи модернізації технологічних та інженерних споруд під час реконструкції промислових будівель зі зміною їх функціонального призначення, необхідно провести подальші детальні дослідження технологічних особливостей таких процесів, що дозволить зменшити вплив комплексу робіт на ефективність процесу ревіталізації в цілому.

As a result, most industrial enterprises located in cities are closing down. From the business point of view, the reconstruction of industrial buildings with a change in their functional purpose (revitalisation) is an effective tool for real estate management and allows finding effective ways of operating former industrial enterprises by attracting investment. Utilities and technological and engineering facilities are subject to partial destruction, replacement or relocation. Specific decisions are made depending on the type, purpose and technical condition of the utilities or structures.
