Abstract

UK: Постановка проблеми.Збройна агресія Російської Федерації проти України здійснює надзвичайний вплив на життя людей і життєдіяльність українського суспільства, адже внаслідок воєнних дій зруйновано велику кількість житлових будівель, об’єктів інфраструктури, промислових виробництв. Доступність та забезпеченість громадян житлом мають безпосередній вплив на демографічну та економічну ситуацію,а також на рівень життя в Україні в умовах воєнного стану. Для вирішення цих завдань, а також розвитку економіки України, що надзвичайно актуально в умовах воєнного стану, існує об’єктивна потреба у збільшенні обсягів житлового будівництва. Усе це потребує, з одного боку, значних ресурсів для відновлення, а з іншого боку –ефективних методів управління нерухомістю, зокрема житловою.Враховуючи це, дослідження ринку житлової нерухомості в Україні в умовах воєнного стану для оцінювання потреби українського населення в об’єктах житлової нерухомості є об’єктивною необхідністю і актуальним завданням для подальших наукових досліджень у напрямі розроблення та впровадження проєктів будівництва житла та його ефективної експлуатації в умовах воєнного стану, що дозволить зменшити міграцію населення за кордон і сприятиме стабілізації ситуації в регіонах України.Мета статті.Розроблення практичних пропозицій щодо обґрунтування доцільності впровадження та ефективності проєкту незалежного енергозабезпечення житлового будинку в умовах воєнного стану. Висновок.За результатами аналізу факторів, які визначають розвиток ринку житлової нерухомості, можна виокремити вплив таких чинників, як обсяги капітальних вкладень, поведінка покупців та орендарів, купівельна спроможність населення України, умови іпотечного кредитування. Також в умовах воєнного стану визначальним чинником при виборі об’єкта житлової нерухомості став фактор безпеки та чинник наявності систем незалежного енергозабезпечення. За сьогоднішніх реалій, проєкти незалежного енергозабезпечення житлового будинку доцільно впроваджувати, якщо вони фінансуватимуться переважно за рахунок власних коштів.

EN: Raising of problem.The military aggression of the Russian Federation against Ukraine has an extraordinary impact on people's lives and the life of Ukrainian society, as a large number of residential buildings, infrastructure and industrial enterprises have been destroyed as a result of military actions. Accessibility and availabilityof housing have a direct impact on the demographic and economic situation, as well as on the standard of living in Ukraine under martial law. To address these challenges, as well as the development of Ukraine's economy, which is extremely important under martial law, there is an objective need to increase the volume of housing construction.All of this requires, on the one hand, significant resources for recovery, and, on the other hand, effective methods of managing real estate, including residential real estate. In view of this, a study of the residential real estate market in Ukraine under martial law to assess the need of the Ukrainian population for residential real estate is an objective necessity and an urgent task for further research in the development and implementation of housing construction projects and their effective maintenance under martial law, which will reduce migration abroad and help stabilise the situation in the regions of Ukraine. Purpose of the aricle. Development of practical proposals to substantiate the feasibility and effectiveness of an independent energy supply project for a residential building under martial law. Conclusion. An analysis of the factors that determine the development of the residential property market shows that the impact of such factors as capital investment, the behaviour of buyers and tenants,the purchasing power of the Ukrainian population, and mortgage lending conditions are among the most important. In addition, under martial law, the security factor and the availability of independent power supply systems became a determining factor in choosing a residential property. In today's realities, it is advisable to implement independent energy supply projects for residential buildings if they are financed primarily at the expense of own funds.
